Property Hunt: Lincoln Modern

Located at 20 Lincoln Road, Lincoln Modern is a freehold condominium is in district 11. It has a total of 56 units, comprising 2- and 3-bedroom apartments. The apartments are arranged in such a way that they are split-level loft units, which is similar to maisonettes.

The development was developed by SC Global in 2003., which means it's just 6 years old. This wins it a tick under our age criteria. Its relatively young age makes it easier for buyers to get a bank loan.

Amenities and Facilities

Lincoln Modern is equipped with the basic necessity like any other condominiums. It has a lap pool, jacuzzi, gym, and sundecks for the regular tanning session. Unlike the previous condominiums we've covered, Lincoln Modern does not have barbeque pits. As for amenities, United Square and Novena Square are minutes away.

MRT
Drivers may like the location of the condominium as it is pretty central, but for commuters, the nearest MRT station would be Novena, located 0.61km away. Newton MRT station is located 0.66 km away. Lincoln Modern is situated right in the middle of these two stations. Since both these locations are less than 1 km away, it gets a tick.

Prices

Lincoln Modern's housing planning is rather straightforward. You either get a 2-bedroom apartment or a 3-bedroom apartment and SC Global made it in such a way that only a total of 56 units are being created and sold, making it 'exclusive'. If you decide to buy a 2-bedroom apartment, be prepared to spend S$1.38 mln. For a 3-bedroom apartment, be prepared to fork out at least S$1.95 mln.

You may wonder how many transaction records could be found considering that this condominium only has 56 units. According to the Urban Development Authority (URA), there was NO record found. 'Lincoln Modern' was also not listed on the government website.

Probably even if there were transactions, the owners did not lodge it under caveats, hence there was no record. Another way of looking at it is that either there is no demand hence nobody's interested in buying or that people are just happy there and are reluctant to let go of their units.
